The key difference is in the timing of the inspection. Sites and Grounds
Walkways, driveways, patios, porches, decks, stoops, lot grading adjacent to the foundation, fences, stairways, vegetation and trees adjacent to the home.
Foundation
Walls, floors, floor joists and framing, subflooring, supports, beams, bulkhead door assembly and stairs, insulation, ventilation, sump pit and pump.
Roof Surfaces and Components
Main and garage roof materials, surface uniformity, flashings, drip edges, gutters and downspouts.
Exterior Surfaces and Components
